Emerald Point HOA Issued Another Special Assessment to Owners

Emerald Point Condos are only one of a few multi-family options on Lake Wylie. It is surely one of the condos/townhomes with the better views of the lake.

Facing west, it gets amazing sunsets every night (please forgive my unlevel panorama photograph).

Recently the HOA issued another special assessment to the owners to work on roof repair and some pool repairs. This assessment is so high, it is spread out over three years of payments! The price tag ranges depending on the size of your unit but from what I have seen it’s anywhere between $4,500 to $6,500 (spread out over three payments).

This has caused an increase in the number of units in Emerald Point to hit the market recently. To me, from a buyers perspective, that sounds like an opportunity. Owners don’t want to pay the assessment and are dumping the condos. For a buyer who knows how to negotiate, this could work to your advantage!

Either way, Emerald Point is a great place to live. I personally lived there. Owned for many years. The value here is huge main channel views with a tiny price tag. Further, as you know, there will likely never be another condo complex on the water like this one. So, your equity is pretty secure in the fact that there is so few inventory of a unique opportunity like this.
